Schema Markup for Local Businesses: The Complete Implementation Guide

Schema markup is structured data that tells Google exactly what your business does, where you operate, what services you offer, and how customers can reach you - in a language Google's algorithms can read directly. Without schema, Google has to guess this information from your page content. With schema, you're handing Google a perfectly organized fact sheet. For local service businesses, this translates directly into rich results (stars in search, FAQ dropdowns, service listings) and stronger signals for both traditional search and AI-generated answers.

LocalBusiness schema is your foundation. Every contractor website needs this on the homepage at minimum. The implementation includes: @type (Plumber, Electrician, HVACBusiness - use the most specific type available), name, address (with streetAddress, addressLocality, addressRegion, postalCode), telephone, openingHours, geo coordinates (latitude/longitude), areaServed (list every city and region you service), priceRange, and aggregateRating if you have reviews. This schema goes in a JSON-LD script tag in your page head. It takes 15 minutes to implement correctly and immediately tells Google everything about your business in machine-readable format.

Service schema and FAQ schema unlock rich results that dramatically increase click-through rates. Service schema (@type: Service) should be added to every service page with fields for name, description, provider, areaServed, and serviceType. FAQ schema (@type: FAQPage) should be added to any page with question-and-answer content - this can trigger FAQ rich results directly in search, giving you more SERP real estate. The key: your FAQ questions should match real queries people search for ('How much does drain cleaning cost in [city]?'). This also feeds AI engines directly, as they parse FAQ schema to generate answers.

Testing and validating schema is non-negotiable before deployment. Use Google's Rich Results Test (search.google.com/test/rich-results) to paste your page URL and verify your schema is valid and eligible for rich results. Use Schema Markup Validator (validator.schema.org) for syntax checking. After deployment, monitor Google Search Console's 'Enhancements' section - it will flag any schema errors or warnings within days. Common mistakes: incorrect date formats, missing required fields, using deprecated schema types, and mismatched NAP data between schema and your GBP. Fix errors immediately - invalid schema is worse than no schema because it can trigger manual actions.

Schema markup is a technical discoverability layer, not a complete growth strategy. Correct LocalBusiness, Service, and FAQ structured data helps search and AI systems understand the company, while the broader Growth System connects that discoverability to conversion, follow-up, retention, and performance measurement.
